Significant refurbishment works were completed on this apartment block comprising of four flats in Melton Mowbray. The units were reinvigorated from a suboptimal condition to meet modern standards and appeal to the target market.

We are continually on the look out for new acquisitions and future projects for our clients. Whilst many sites we evaluate don’t stack up, this site was acquired after assessment; including a thorough evaluation of current condition, identifying specific items that required immediate attention and improvement, a review of building code regulations, costs and revenue estimates.

Full refurbishment of two of the units were programmed around tenants vacating. These two units were stripped to the bare essentials, and the space prepared for a comprehensive renovation particularly focusing on kitchens and bathrooms with modern fixtures and fittings. Furnishing and decoration aesthetics were tailored to suit the Airbnb market and furnishings added that cater to travellers' needs.

Added Value

With our local knowledge we knew the location had capacity for additional serviced apartments. Targeting short term stays in this location has resulted in a higher income relative to more traditional long term rentals. Patience was required to find the right style of building in the right location. Our strategic renovation and upgrade works has both significantly increased the market value of the block as a whole, and improved overall returns on investment.
